Gemini Business Park is a multi-phase industrial project located in Twin Falls, ID. As a true Class A project, this project stands above all others with insulated sandwich panel construction, concrete truck courts and parking, high skylight count, 28-32’ clear height, and multiple configurations of both dock high and grade level door access. SCD collaborated with the TFURA on this project as our third private-public partnership (PPP) in the City.
Gemini Business Park
Elk Ridge RV is a Class A RV project located in Jerome County, Idaho a few miles north of the I-84 interchange. All 112 stalls have full hook-ups with both 50 and 30 amp power and wireless internet access. On site amenities include a pool, clubhouse, play structures, pickle ball, general store, walking trails, and the 93 Golf Ranch located across the street. Opening Spring 2025.
The Historic Elks Lodge is a 30,000 SF historic building located in downtown Twin Falls and originally constructed in 1922. SCD, in cooperation with the TFURA, completely renovated the building which is home to Milner’s Gate; a 12,000 SF restaurant, brewery and event space, as well as several other business tenants. The project also qualified for the Federal Historic Tax Credit and was recently named Project of the Year by the Idaho Business Review. The project helped solidify the momentum in the revitalization of the Historic Downtown of Twin Falls and has brought further vitality and vibrancy back to the area.
Addressing the need for commercial flex space in Southern Idaho, SCD constructed a 32,000 SF project called Eastland Enterprise. The space can be split as small as 1800 SF, or as large as units of 7600 SF. Attractive wood, glass and steel facades are complimented by large roll-up doors, abundant parking and delivery space in the rear of the development. Further, units are highly customizable to suit any tenant. With close proximity to Eastland Storage Solutions, tenants can easily manage inventory and equipment storage. This project focuses on the needs of modern tenants managing growth and expansion. Now Leasing Phase 2.
Located on 10 acres of commercial corridor frontage in Twin Falls, Idaho, Sunset Industries currently leases 65,000 SF to multiple tenants across 7 buildings. When purchased, SCD remodeled 19,000 SF of space for two long-term tenants, and then constructed 26,000 SF of new light-industrial space for tenants that needed smaller, commercial-flex spaces. With ample parking, exposure to the high VPD route of Kimberly Road, good circulation for interior trailer traffic, and room for future BTS tenants, this is a dynamic property that offers great cash flow through high credit NNN leases. Southern Idaho Agricultural Partners was created to meet the growing demand from commercial and industrial companies for real estate assets in Southern Idaho. The holdings currently include over 90,000 SF of single tenant warehouse and manufacturing space in the Burley, Idaho area. The buildings are a mix of remodeled concrete warehouse buildings and built-to-suit, clear span metal buildings. All buildings are leased under long-term NNN leases.
